You have the following options to register:

  • via our website (the quickest and easiest way)
  • at a Swiss Post office
  • at an agency of La Mobilière or SwissCaution
  • with the registration form in our brochure, to be returned by post
  • at your real estate agency (if part of our partners)

The quickest way to receive your rental guarantee is to register online and include all the required documents:

  • your signed lease or draft lease (all pages)
  • identity card of each tenant on the lease, or for foreign tenants a copy of their B, B refugee, C or F residence permit. If you hold another type of residence permit, a guarantor domiciled in Switzerland will be required.

To save time, scan (image or pdf format) or take a photo of each page of your lease and official identity documents with your smartphone.
If you do not have the possibility to upload these documents, please send them by e-mail or post after having submitted your online registration request.

The issuance of your rental guarantee can only be done after receiving all required documents and the payment of your annual premium.

The online registration process ensures a quick delivery of your rental guarantee.

The rental guarantee takes effect the date that the rental guarantee certificate is issued and you are obliged to pay your annual premium each year.

Your rental guarantee is valid until the landlord has released the rental guarantee with SwissCaution.

You can cancel your rental guarantee at any moment without notice. All you need to do is to provide an equivalent rental guarantee that is accepted by your landlord. Only your landlord or his/her representative can release your rental guarantee by returning the original, signed rental guarantee to SwissCaution.

For any change in the accommodation (entry/exit of persons, increase in rent/rental guarantee), you have to send us a copy of the lease amendment signed by all parties, as well as the identity documents of the persons remaining on the lease. It is your responsibility to keep SwissCaution informed of these changes.

As long as your rental deposit has not been released by your landlord (this process can take up to 12 months, depending on tenancy law), you are obliged to pay your annual premium (payable in advance, in accordance with our CGI). We cannot issue pro rata premium invoices. Once your rental guarantee has been released, a pro rata (or full) refund of the annual premium may be possible (see CGI).

No, unless you are moving into the same building and it is same real estate agency/landlord and the latter confirms:

  • that there are no claims on the old apartment
  • that he/she authorizes SwissCaution to proceed with the modification of the insurance contract. A new lease is required.

If you move to another building, you have to make a new request and a transfer of the existing guarantee is not possible. A new registration is required for each new apartment.
