The SwissCaution rental guarantee at a glance
The SwissCaution rental guarantee allows you to provide the security required by your landlord without tying up the equivalent of up to three months’ rent in a bank account.
This means your money remains available for moving expenses, new furniture or other personal projects. In exchange for an annual premium, SwissCaution acts as a guarantor for your landlord or real estate agency.
What does your SwissCaution rental guarantee cover?
Your SwissCaution rental guarantee protects your landlord or real estate agency against eligible claims at the end of your tenancy, up to the guaranteed amount.
If a valid claim is made, SwissCaution pays the amount due to your landlord or real estate agency, with your agreement or following a final court decision. You then reimburse SwissCaution in accordance with the terms of your contract.
Your rental guarantee may cover:
- unpaid rent;
- unpaid service charges;
- damage to the property beyond normal wear and tear (painting, repair costs);
- costs to restore the property to the condition required under your lease.
Good to know: A SwissCaution rental guarantee is not a replacement for personal liability or household contents insurance.
How do you take out a SwissCaution rental guarantee?
Step 1: Apply in minutes
Choose the option that suits you best:
- Online via our website – the fastest and easiest way swisscaution.ch
- At a SwissCaution or La Mobilière agency
- At any Swiss Post office
To complete your application, you'll need:
- A copy of your lease or draft lease (all pages)
- An identity document or residence permit for each tenant or guarantor named in the lease
- If you hold a G, L, N or S permit, a copy of your employment contract (minimum 12-month term)
Step 2: Activate your rental guarantee
- Once your application has been approved, simply pay your first annual premium by TWINT, credit card or bank transfer.
- Your rental guarantee is activated as soon as we receive your payment. Bank transfers may take 3–5 working days to be processed.
Step 3: You're all set!
- We'll email you a copy of your rental guarantee certificate, while the original is sent directly to your landlord or real estate agency.
That's it – your rental guarantee is ready, and you're good to go!
How do you cancel your rental guarantee?
Moving out? Here's what you need to do. Ask your landlord or real estate agency to return the original rental guarantee certificate to SwissCaution. It must be dated, signed and include the end date of your tenancy.
If you've already completed your move-out inspection, please send us a copy of the condition report. We'll put your contract on hold until we receive confirmation from your landlord or real estate agency.
Once your request has been processed, everyone involved will receive written confirmation that your rental guarantee has been released.
